Search interest in a Wynwood Grand EC review is understandable, but no showflat, price list or floor-plan set has been released, so there is nothing to rate yet. What can be reviewed honestly is the land. HDB's published tender records show that Wynwood Grand sits on the smaller of the two Executive Condominium sites at Woodlands Drive 17. Reading the scorecard

The first thing the numbers show is that "smaller" is mostly about density rather than land. The two sites are within about 7% of each other by area, yet the permitted floor area differs by about a quarter. A plot ratio of 1.70 against 2.10 means HDB allowed fewer square metres of building on each square metre of land here. Whether that translates into more open space, lower blocks or a different layout is a design question that only CDL's site plan can answer, and none has been released.

The second point is that the home count is an estimate. HDB's 420 figure is a land-sale planning number, and the developer's final plan may differ. Treat it as a ceiling on how big the community might be, not as a unit total. A smaller estimated count is a fact about the parcel; whether it matters to you depends on what you value in a development, such as the number of neighbours sharing facilities or how busy lift lobbies and common areas feel. Those are preferences, not findings.

Third, a parcel record is not a project review. Land size and floor area say nothing about unit sizes, stack orientation, facilities, noise exposure or build quality. A household should keep the land facts as background and make the real judgement from the floor plans and the showflat once they exist. Finally, the tender price is a land cost, not a home price, and we draw no conclusion from it about what homes will cost or how the neighbouring parcel will compare. The sister parcel appears here only so you can read the size difference in context.

Questions to ask CDL at preview

  • What is the confirmed number of homes, and how many blocks and storeys does the approved plan use?
  • How does the plan use the lower plot ratio: larger common green spaces, a different block arrangement, or something else?
  • Which facilities are confirmed, and how many homes will share them?
  • Which stacks face the neighbouring parcel, and what is the planned separation between the two sites?
  • What are the unit types, internal sizes and price schedule, and what is the date on each?
  • What is the expected TOP date, and how does it sit against the 60-month completion period HDB set?
  • Where is the entrance, and what is the verified walking route to Woodlands South MRT?
