City Developments Limited (CDL) has launched two other Executive Condominiums in the last four years, and both left a detailed public paper trail: launch-day take-up, pricing bands, buyer profile and construction quality awards. This is a look at what those two launches actually did, and what that history is worth to a Wynwood Grand EC buyer weighing an early registration against waiting for the official launch.

Why developer track record matters more than usual for an EC

What the land-bid trend and launch timing suggest for Wynwood Grand EC

Two patterns from the table carry over into what's publicly known about Wynwood Grand EC's own site at Woodlands Drive 17:

Land cost has been climbing. Copen Grand's site was won at S$603 psf ppr in 2021, Lumina Grand's at S$626 psf ppr in 2022 — a modest step up. The Woodlands Drive 17 site that CDL is developing as Wynwood Grand EC was awarded at a considerably higher land rate (publicly reported at roughly S$782 psf ppr), continuing the upward trend across all three sites. Land cost is not the same as eventual home price, and this site does not convert a land bid into a unit price — but a higher land cost is one more reason a launch price meaningfully below Lumina Grand's ~S

,464 psf benchmark would be an unusual outcome, not the expected one.

Award-to-launch timing has been consistent. Both Copen Grand and Lumina Grand launched almost exactly 16 months after their land tenders were awarded. Wynwood Grand EC's Woodlands Drive 17 site was awarded to CDL in August 2025. If CDL's typical timeline holds, that points to a launch window in the back half of 2026 into early 2027 — this is an estimate based on the pattern of CDL's last two EC launches, not a confirmed date, and this site will update the moment CDL announces an official launch date.

CDL's build-quality record, beyond any single project

Individual launch numbers are only half the picture; the other half is what happens after TOP. On that count, CDL's institutional record is well documented: at the 2024 BCA Awards, CDL was the only developer named Company of the Year, and it has been recognised as BCA Quality Champion for 12 consecutive years. CDL also holds 123 BCA Green Mark certifications across its developments and office interiors — among the highest counts of any private developer since the Green Mark scheme launched in 2005.
